Common terms and conditions imposed by our landlords and managing agencies.
As a Licensee, I do not have exclusive possession of the room and I understand the consequences of this.
A. 5 weeks deposit + 2 weeks prepaid bills
B. One-month administration charge which will cover bills, check-out charges, and two references.
 
The Licensee has elected to pay prepaid bills and check-out charges in lieu of the required amount.

 

I understand that a charge of £8 per day will be applied should the Licence Fee be paid late. If the Licence fee is 7 days late, the License will be terminated, and a termination fee of £275 will be due.

 

Bills and property taxes are NOT included; they will be shared between the Licensees occupying the property during the License Period and will be invoiced to them after every quarter or at the Licensee's checkout as decided by the Property Manager.

 

Fixed monthly rates for water are £35, internet £24, telephone £16, which are divided by the number of Licensees occupying the property.

 

Electricity and Gas are variable rates; the more you save, the less you pay! A rebate will be paid by the Licensor to Licensee if the Licensee occupies the Licensed Property for more than 8 months.

 

The Licensee has to follow the weekly cleaning rota; otherwise, a cleaner will be hired at the Licensee's expense. A fixed fee of £30 will be charged. On moving out, a cleaning fee of £25 will be applied, including cleaning of the common areas and the vacant room.

 

In case of loss of fob/magnetic keys, the charge will be £55. In case of loss of the metal key, the charge will be £10.

The Licensee has to give 6 weeks' notice when wanting to terminate the License and leave the property. This notice shall be given in writing to noticemoving@gmail.com. No verbal agreement, notice, or request is valid unless specified in writing on this agreement or written and confirmed by noticemoving@gmail.com.

 

Under no circumstances can the deposit be used as the last month's Licence Fee. Check-outs are taking place anytime between (09h30 to 16h00 Monday to Saturday). If you are leaving on Sunday or need to check-out during non-office hours, an admin charge of £25 will apply.

 

References When booking a room, you agree to provide enough references to ensure you are a person of GOOD CHARACTER. You will need to provide:
1) Proof of ID
2) Proof of Income
3) Previous landlord's references for at least 12 months.

 

If you no longer want to take the room or you change your mind, there is a £299 admin fee payable! Think well before submitting your application as other people might also want the room.

 

 

If you make an appointment with the landlord or the property management company to sign the contract and you cannot move in because you don't have ALL THE MOVING IN MONEY, a £40 charge will be applied. Please be considerate about other people's time when making arrangements.
